Project Description
The proposed project consists of a Development Review, Design Review and Landscape Review for the construction of 130 single-family homes, site improvements, and new landscaping. The application also includes a Minor Use Permit to facilitate a small lot subdivision, and a Tentative Map for the creation of 138 total lots (130 for single-family residences and the remaining eight for a various bioretention basins, and open space).
The 130 single-family lots are proposed to be developed with five different floor plans to be dispersed throughout the subdivision, each offering three different architectural variations, including a “Spanish,” “Craftsman,” or “Farmhouse” architectural style. The five different floor plans range from 1,664 square feet to 2,204 square feet with an overall maximum building height of 26 feet and three inches. Each floor plan comes with a total of three bedrooms and two and half bathrooms. Floor plan three has the option of converting an upstairs loft into a fourth bedroom while floor plans four and five have the option of converting a downstairs den into a fourth bedroom and/or a upstairs loft into a fourth or fifth bedroom. Each floor plan also has the option to add a covered patio in the rear. Lastly, each floor plan would come standard with an attached one-car garage that includes an additional minimum 200 square-feet of storage space within the garage area.
